Comprehensive tools, mostly good

I started using Innago for my three rental units about two months ago. The setup process was fairly straightforward, though linking my bank account took a couple of tries to get right with verification. I've used the online rent payments, online lease signing, and tenant screening features extensively. The tenant screening, including credit checks and criminal background checks, was fast and gave good detail. For rent payments, it typically took 3-5 business days for funds to deposit, which is acceptable but not instant. I reached out to support once about a tenant having trouble with their portal, and the response was quick and helpful, within a few hours. The custom lease builder is a lifesaver, making it easy to create state-specific documents. My only minor gripe is the mobile app sometimes feels a little clunky compared to the desktop version, especially when trying to upload multiple documents for a new lease. Overall, it's a solid platform for managing rentals without a monthly fee.

Good features, slow deposits

I switched to Innago from another paid service. I really like that there's no monthly fee for landlords; that was a big draw. The tenant communication portal works well, and the lease builder is very handy. I found the expense tracking and financial reporting to be quite comprehensive for my needs. My main issue has been with the speed of rent deposits. While they say 3-5 days, it often feels closer to the 5-day mark, which can be a little inconvenient for cash flow. Customer service was responsive when I asked about it, but the speed itself hasn't changed. Overall, a strong contender, but deposit times could improve.

Consistent and reliable service

I've been using Innago for over a year now across all my properties. This last experience, setting up a new tenant with online rent payments and a new lease, was just as smooth as previous times. The platform is reliable, and I haven't encountered any major glitches. I particularly appreciate the consistency of their tenant screening reports; they're always thorough. My tenants find the mobile app easy to use for paying rent and submitting maintenance requests. It's why I keep coming back; it simply works without fuss, and I've integrated it into my routine.

Easy rent collection

Used Innago for rent collection for my duplex. Set up was quick. Tenants pay online, funds hit my account in a few days. Makes managing rent much simpler. No complaints.

Pretty decent for rentals

Just got my new tenant set up on Innago. Used it for the lease signing and to collect the first month's rent. The tenant screening was super fast, which was good. It's kinda nice not having to chase paper checks anymore. The dashboard is straightforward enough. Took me a minute to figure out the notifications, but once I did, it was all good. Pretty happy with it, makes things a bit easier for my two places.

i'm looking at Innago versus TurboTenant. any thoughts on which is better for a small landlord with just a couple of units?

L Laura Silva 1 month ago
I used TurboTenant before switching to Innago. Innago felt a bit more intuitive for me, especially with the rent collection. Plus, the truly free for landlords thing is a huge plus.

TurboTenant has some good features, but I found Innago's interface cleaner. For just a couple of units, you'd probably be fine with either, but Innago's pricing structure is hard to beat.

Is Innago safe for linking my bank account? I'm a bit paranoid about giving out financial info.

N Nick Whitfield 2 months ago
They use pretty standard security for bank transfers, similar to what other financial apps use. I haven't had any issues.

B Beth D. 2 months ago
Yeah, they mention using encryption and stuff. I felt comfortable linking mine after checking out their security info. It's a pretty common practice for these types of services.

how long does it typically take for rent payments to hit my bank account after a tenant pays through Innago?

K Kate Whitfield 2 months ago
From what I remember, it's usually 3-5 business days. Depends on banks and stuff.

Mine usually clear in 3 days, sometimes 4 if it's over a weekend. It's not instant but pretty reliable.

Can I actually customize the lease agreements in Innago, or are they just basic templates?

A Alex 2 months ago
They have a pretty decent custom lease builder. You can start with their templates and then add your own clauses and specifics. It's not just fill-in-the-blanks.

N Nick Beaumont 2 months ago
Yup, I've added a bunch of specific rules for my properties to their standard lease. It works well.

Anyone know if Innago reports rent payments to credit bureaus? That'd be a nice bonus for my tenants.

T Tom D. 1 month ago
AFAIK, no, they don't directly report to credit bureaus. Most of these free landlord tools don't, you usually need a separate service for that.

I asked support about this once, they said no. It's not a feature they offer.

Are there any discounts for landlords with a larger portfolio, say 10+ units?

B Ben 2 months ago
Not really in terms of a monthly fee, because landlords don't pay one. But sometimes they have referral bonuses or partner deals that might be relevant if you're bringing on a lot of properties or know other landlords.

S Sarah 2 months ago
I've got more than 10 units and haven't seen any specific 'bulk' discount. The main deal is just that it's free for the landlord regardless of how many units you have.

does Innago have a mobile app? for landlords and tenants?

C Cody N. 2 months ago
Yeah, they have both. I use the landlord one on my iPhone all the time for checking payments and messages.

J Josh Y. 2 months ago
My tenants use their app too. Makes it easy for them to pay rent or submit maintenance requests.

hey, is innago actually free for landlords? like, truly free or are there hidden fees later on?

A Alex 2 months ago
Yeah, it's free for landlords for the core stuff. They make their money on tenant-paid fees for things like credit card payments, or if landlords choose to pay for tenant screening themselves.

R Rachel S. 2 months ago
Can confirm, been using it for a year now with a few properties and haven't paid a dime myself. My tenants pay a small fee if they use a credit card for rent, but ACH is free for them too I think.
